A buyer touring Yacolt should be pricing three things separately in their head:

  1. The dirt, valued against the DNR buffer and the acreage
  2. The primary structure, valued as an older rural home rather than a new build
  3. The already-installed systems, which include the well, the septic, the driveway, the shop or barn, and any fencing or cross-fencing for animals

That third bucket is where Yacolt frequently outperforms a subdivided lot at the same list price. Replacing a well and a fully permitted septic system, pouring a new driveway, and erecting an insured outbuilding on raw acreage elsewhere in North Clark County would not clear for the discount the portals seem to imply.

Where the value shows up when you actually live there

Named local anchors do the work that in-town service density does elsewhere. The Chelatchie Prairie Railroad runs heritage excursions out of 207 N Railroad Avenue, owned by Clark County and operated from Yacolt to Lucia Falls with a half-hour stop at Moulton Falls Regional Park. The train crosses a trestle over the East Fork Lewis River, which itself carries some of the better fishing in the area only a few minutes south of town.
